Graymont Properties signed a multinational professional services tenant to a long-term lease at one of the firm's managed commercial units in the Airport Residential Area, the cluster that sits alongside the Liberation Road corridor and includes recognised buildings such as Stanbic Heights, WAICA-RE Heights, and One Airport Square. The Airport Residential cluster has consolidated into one of Accra's principal Grade-A office addresses.

The Airport Residential commercial profile is anchored by the cluster effect of multinational corporates, financial institutions, and professional services firms locating in proximity to each other and to Kotoka International Airport. For tenants whose Accra operations involve regional executive movement or close contact with the financial services concentration in the area, the cluster's combined draw is the principal selling point.

Graymont Properties' position in the Airport Residential cluster is at the smaller end of the building scale, with managed units that suit professional services firms, regional offices of mid-sized multinationals, and specialist financial services operations. The firm's letting practice favours tenants whose operating profile fits the building's overall positioning rather than chasing the maximum rent on any individual unit.

The new tenant, a multinational professional services firm, conducted an extensive search across alternative Accra commercial locations before settling on the Airport Residential cluster and on the Graymont Properties unit specifically. The tenant cited the cluster's connectivity, the unit's specification, the firm's management standard, and the structured lease commercial terms as the principal factors in the decision. The lease covers a five-year initial term with extension provisions.

From the supply side, the Airport Residential cluster's tenant absorption has been consistent through the period. Premium space in the area trades at a meaningful premium to alternative Accra locations, reflecting both the cluster's network effects and the practical scarcity of comparable Grade-A product. New developments continue to be evaluated against the established occupier profile and the realistic rate at which additional supply can be absorbed without softening rents across the cluster.

The lease addition continues Graymont Properties' pattern of steady absorption in established commercial corridors. Vacancy in Accra's prime managed Grade-A space has tightened consistently since 2023 as international business activity has recovered, and well-managed inventory has been absorbed disproportionately compared with secondary product. Graymont Properties' management discipline has positioned the firm's portfolio in the upper end of that selection bias.

Looking ahead, the firm's Airport Residential exposure remains a meaningful component of the commercial portfolio, and the cluster's continued consolidation supports continued tenant absorption at the firm's units. The portfolio's broader composition continues to balance Airport Residential, East Legon, and Cantonments exposure to provide tenants with options across the three districts that form the core of Accra's business geography.
